ERA® COMMITMENT TO SERVICE

The undersigned ERA® Member Broker agrees to perform the following services in the marketing of your house:

    Prepare a good faith estimate of anticipated expenses reflecting the estimated net cash you could receive based on your requested price.

    Conduct a preliminary qualification of prospective buyers before showing your house and endeavor to have cooperating brokers and agents do the same.

    Assist in arranging affordable financing for you and the buyer of your house.

    Make a comparative study of your house and list its features so the probable selling price can be estimated based on recent similar sales and currently competing properties.

    Offer application assistance to qualified buyers for necessary financing.

    Contact you regularly to report on the selling progress of your home.

    Review your competitive selling position every 30 days.

    Make available a one year BUYER PROTECTION PLAN (BPP)* for the buyer of your house covering the major working components in order to make your house more competitive.

    Have photos taken of your house for marketing and promotional use.

    Provide SELLER PROTECTION PLAN (SPP)* coverage which will protect you against unexpected repair costs while your house is for sale.

    Provide information on the ERA® SELLERS SECURITY PLAN (SSP)* offer to purchase your house.
    Send a photo and description of your house to ERA® Referral System for wire photo access by ERA® affiliated offices.

    Assist you in applying for an equity advance of up to $100,000 for purchase of your new home, prior to closing on your current house, through use of the ERA SELLERS SECURITY PLAN (SSP)* equity advance provision.

    Provide you with a national referral service to assist you in finding a home in another community while your present house is being sold.

    Provide you with ERAMOVE*, a package of discounts on move related services and merchandise (unless prohibited by law).

*BPP, SPP, SSP, & ERAMOVE: SOME CONDITIONS AND LIMITATIONS FOR THESE SERVICES APPLY. SEE SPECIFIC PRODUCT DISCLOSURES BELOW.

ERA® SELLER and BUYER PROTECTION PLANS (SPP/BPP) are Service Contracts covering repair or replacement of the working components of a home, subject to an applicable deductible. The Buyer Protection Plan is funded by the seller when the property closes. The Seller Protection Plan is available at no additional cost, however, conditions apply. Ask your ERA® Real Estate Specialist to review the details with you.

*ERA® SELLERS SECURITY PLAN (SSP) Conditions apply, including a program participation fee; the house must meet specific qualifications, and the purchase price will be determined solely by ERA®. In addition, a second home must be purchased through ERA®. To see if you qualify, ask your participating ERA® Real Estate Specialist to review the details with you.

*ERAMOVE PROGRAM may not be available in all areas.

ERA® COMMITMENT TO SERVICE. This COMMITMENT applies to an exclusive authorization to sell your house of not less than 180 days. If any terms or conditions are prohibited by law they shall be considered deleted from this COMMITMENT.

PERSONAL COMMITMENT TO SERVICE. If the ERA® MEMBER BROKER fails to perform all of the services in this COMMITMENT, as the sole remedy for that failure, you may terminate the Exclusive Listing Agreement covered by this COMMITMENT, provided that you give ERA® MEMBER BROKER written notice of your intent to terminate, citing the specific breach of the COMMITMENT. ERA® MEMBER BROKER will have 10 days to cure the breach. If the breach is not cured in 10 days the Listing Agreement shall terminate and the ERA® MEMBER BROKER will unconditionally release you from the terms of the Listing Agreement.

THIS COMMITMENT is given by the ERA® REAL ESTATE SPECIALIST and the ERA® MEMBER BROKER only, and is not a commitment from ELECTRONIC REALTY ASSOCIATES, L.P., an Illinois limited partnership. Each ERA® MEMBER BROKER office is independently owned and operated and may not enter into contracts on behalf of ELECTRONIC REALTY ASSOCIATES, L.P.
